Real Estate overview: overdue rent, occupancy and cheques due

One record for every tenancy, from contract to payout

Many property teams in the UAE still run their portfolio across a contracts spreadsheet, a cheque register, a bank file and an accounting package. The same tenancy is typed three or four times, and when a cheque bounces or a landlord asks for a statement, nobody is sure which copy is right.

In iQ ERP the tenancy contract is the starting point. Its instalments, security deposit, fees and cheques belong to the contract, every receipt is matched to the right instalment, and the landlord statement and your books read from the same entries. The buildings you own and the ones you manage for landlords sit side by side, so the whole portfolio is on one screen.

Questions about property management in iQ ERP

Can I manage buildings I own and buildings I manage for landlords?

Yes. Owned and managed buildings sit side by side. For managed buildings, the landlord statement shows the rent share, your management commission, expenses and payouts.

How are post-dated cheques handled?

Each cheque is recorded on the contract with its own date and stays a cheque until then. You deposit it, then mark it cleared or bounced, and the instalment and the bank balance follow.

Does iQ ERP register tenancy contracts with Ejari?

No. iQ ERP does not register contracts with Ejari. You can charge the Ejari fee to the tenant as an other charge on the contract.

Is the accounting included?

With iQ Books, every receipt, deposit and payout reaches your books and VAT return without being typed again. iQ Books is its own plan, sized to your number of units.

Can I try it before buying?

Yes. The Real Estate free trial runs for 14 days and needs no card.
